The Floyd County Commission will consider a rezoning request for the former Model Elementary School property on Burlington Road when it meets on Tuesday.
The property was also the home of Church Chairs for a number of years.
The applicant is seeking to change the zoning for two parcels from Suburban-Residential to Light-Industrial in order to use the building as a warehouse to store home goods that would be sold on Amazon.
“Staff recommended denial,” Rome-Floyd County Planning Director Brice Wood told the county commission. “We did give some possible conditions if you choose to approve. The planning commission recommended approval, with staff’s conditions, for parcel M11X064 and recommended denial of the request for parcel M11X065 by a vote of 9-0.”
The conditions state the property will remain vacant to all commercial uses until it is brought up to code, and that a professionally produced redevelopment plan be submitted within 90 calendar days after approval of the rezoning, or code enforcement actions will resume.
The exterior storage of goods and equipment would be prohibited.
Existing trees along Burlington Road would be maintained, and exterior lighting would have to be shielded and downcast to maintain the existing night sky darkness and to prevent light trespass onto adjacent properties.
The commission will also vote on a zoning change at 4558 Martha Berry Highway.
The applicant is seeking a rezoning from Suburban-Residential to Community Commercial with the potential to sell the property in the future.
The planning commission voted to recommend denial without prejudice.
The county commission meeting will begin at 6 p.m. at the county administration building on Fourth Avenue.
The caucus will start at 4 p.m.
